2026 pressure washing prices by surface
These are the working ranges most US residential and light-commercial operators are charging this year. Where you land inside each range depends on your market, access, and how badly the surface needs it.
| Surface | Typical price |
|---|---|
| Driveways & concrete | $0.18 to $0.45 / sq ft |
| House soft wash | $0.28 to $0.55 / sq ft |
| Roof soft wash | $0.35 to $0.75 / sq ft |
| Sidewalks & walkways | $0.90 to $1.60 / linear ft |
| Decks & patios | $0.25 to $0.55 / sq ft |
Don't quote below your minimum
Every job carries fixed costs before the wand turns on: drive time, setup, chemicals, insurance. That's why the calculator enforces a minimum job charge for each surface. If the square-foot math comes in under the minimum, charge the minimum. Small jobs priced by area alone are how operators stay busy and stay broke.
Square-foot pricing vs flat rates
Per-square-foot math keeps your margin consistent as jobs scale. Flat rates are faster to say out loud on a driveway. Most experienced operators do both: use the square-foot math to set flat rates for their common jobs, then quote flat in the field and save the math for the odd-sized ones.
What moves a quote up
Heavy organic buildup, two-story access, steep roof pitch, gated or tight access, and rush scheduling all justify the top of the range or beyond it. If the customer has put it off for five years, the price reflects five years, not one season.
